Embassy Developments Reports Q1 FY27 Pre-Sales Surge 338% YoY to ₹868 Crore

Operational Highlights: Q1 FY27 Strong Momentum

For the quarter ended June 30, 2026, Embassy Developments reported pre-sales of ₹868 crore, a 338% year-on-year increase from ₹198 crore in Q1 FY26, while collections grew 54% to ₹496 crore from ₹322 crore in the prior year.

The jump in pre-sales reflects accelerating velocity in active projects. The Q1 numbers point to faster sales conversion in active projects and a supportive demand environment in key micro-markets.

Bengaluru Absorption Drives Growth

Bengaluru played a central role in the performance, with approximately 72% of launched inventory sold within six months of launch. This pace of absorption underscores sustained buyer confidence in the city's residential market, where Embassy maintains a large portfolio across multiple micro-locations.

Of the 4.3 million sq. ft. launched during FY26, about 2.5 million sq. ft., or 59%, had been sold as of June 30, 2026.

Balance Sheet and Leverage

The company's liquidity position, with cash and equivalents of ₹1,202 crore, provides a buffer against its net institutional debt of ₹3,363 crore. Net debt reduced and leverage improved to 0.29x.

FY27 Targets and Pipeline

Embassy Developments is entering FY27 after a FY26 where annual pre-sales reached ₹4,631 crore and Q4 delivered ₹2,632 crore, with FY27 targets of ₹8,000 crore in pre-sales and ₹3,000 crore in collections, backed by a stated ₹19,400 crore GDV launch pipeline across 13 projects.

Project-Specific Momentum

Embassy Greenshore, with a GDV of about ₹1,600 crore, had already achieved pre-sales of about ₹804 crore as of the quarter-end. This project, part of the Embassy Springs township in North Bengaluru, represents one of the major launches driving the company's absorption metrics.

Context: Developer Footprint

The company's total Gross Development Value (GDV) stands at around ₹57,700 crore, comprising approximately ₹42,000 crore in residential GDV and ₹15,700 crore in commercial GDV. The company has a strong presence across 7 cities with a portfolio of over 38 million sq. ft., including approximately 26 million sq. ft. of residential and 12 million sq. ft. of commercial assets, and holds a significant 3,251-acre land bank.
