Embassy Developments has announced a ₹1,500 crore investment to build a 3 million sq ft office complex in Bengaluru. The project represents the first phase of a larger 6 million sq ft development spread across a 35-acre land parcel. Construction for this initial phase has already started, with completion expected over the next three years.
Market Focus and Tenant Strategy
The company intends to target multinational corporations and Global Capability Centres (GCCs) for leasing these commercial spaces. Bengaluru remains one of the country's strongest office markets due to sustained occupier demand from technology, engineering and financial services companies.
Strategic Diversification
The proposed development represents a strategic diversification for the company, whose business has traditionally been concentrated in the residential segment across Bengaluru, the Mumbai Metropolitan Region (MMR) and Delhi-NCR. By expanding its commercial portfolio, Embassy Developments aims to create a recurring rental revenue base that complements income generated through housing sales.
Embassy Developments intends to launch housing projects with a combined gross development value (GDV) of approximately INR 20,000 crore during FY2026-27. This substantial residential pipeline reinforces the company's dual focus on both commercial and residential growth trajectories.

The company has developed 85+ million sq.ft. of commercial, residential, hospitality, education and industrial park spaces and holds an extensive land bank of 1,700+ acres across the country.
