Embassy Knowledge Park: North Bangalore's Integrated Township

Embassy Knowledge Park is a 200-acre integrated township located on Chapparkallu Road, Tharahunise, along Bangalore's Airport Corridor. The development comprises 1,073 homes across 218 villas and 855 apartments, with 115 acres reserved for Grade A office space. This pre-launch offering represents Embassy Group, established in 1993, entering a new phase of mixed-use development in the city's growing northern belt.

Scope and Layout

The master design is centered around an 80-foot grand spinal road and is conceived as a work-live-play district rather than a skyscraper cluster. The residential component spans 85+ acres, with 4, 4.5 and 5 BHK villas and 2 to 3.5 BHK apartments. Residential units range from apartments in multiple configurations to independent luxury villas positioned across the township spine.

Pricing and Unit Details

Apartments are priced from Rs 1.76 Crore, while villas start from Rs 10 Crore onwards. Apartments span 1,330 to 2,250 sq.ft. in 2, 2.5, 3 and 3.5 BHK layouts, while villas range from 4,200 to 6,800 sq.ft. in 4, 4.5 and 5 BHK configurations. Towers are designed to rise 2 Basements + Stilt + 17 Floors.

Location and Connectivity

The township is strategically positioned on Bangalore's fast-growing Airport Corridor in Tharahunise. Kempegowda International Airport is approximately 14 km away, and the site is close to NH-44 (Bellary Road). The proposed Doddajala Metro Station, part of BMRCL Phase 2B, is approximately 7 km away. The project location places it near NH-44, the northern artery of Bangalore.

Developer Context

Embassy Group is led by Chairman and Managing Director Jitendra Virwani, and operates across real estate verticals including commercial, residential, hospitality, industrial warehouse, retail and education. Over three decades, the firm has developed over 6 million sq.ft. of residential assets. Embassy Springs, a 300-acre integrated township in Sadahalli, Devanahalli, near Airport Road in North Bangalore, represents the group's largest single residential development to date.

RERA Status

K-RERA registration is in process for Embassy Knowledge Park integrated township, with the registration number to be published on the K-RERA webpage upon issuance.

Timeline

The project is in pre-launch with official launch scheduled in 2026 and phased handover from 2030 onwards.
