North Bangalore Gets a 200-Acre Mixed-Use Township

Embassy Knowledge Park Tharahunise is a 200-acre mixed-use integrated township on Chapparkallu Road in the Devanahalli airport belt, with 1,073 homes across 218 villas and 855 apartments, and around 115 acres reserved for Grade A offices. The project is in pre-launch with official launch in 2026 and phased handover from 2030 onwards.

Location and Connectivity

The township is strategically located on Chapparkallu Road, Tharahunise, Yelahanka, along Bangalore's fast-growing Airport Corridor. Kempegowda International Airport is at a distance of approximately 14 km over the elevated expressway, while the Doddajala metro station on the planned airport line is located around 7 km away.

The development sits adjacent to Embassy's existing North Bangalore ecosystem, including Embassy Springs (288 acres), Embassy Green Shores, and Embassy Verde, and is close to Stonehill International School and the Dravid Padukone Centre of Excellence for Sports.

Residential Typology

The project offers 4, 4.5 and 5 BHK villas, 2 to 3.5 BHK apartments, with 218 villas and 855 apartments spread across the residential component. The villas are situated in a protected centre enclave of around 50 acres with an average density of about 4.4 houses per acre, while the 855 apartments are arranged in eight towers (G+6 to G+20) on a 14 acre site.

The master design is based on Palm Jumeirah style township planning, and is centered around an 80-foot grand spinal road. The development deliberately avoids high-density vertical towers, with the masterplan prioritising open green space, pedestrian-friendly layouts, wide internal roads, and low plot coverage.

Commercial and Office Component

The township is designed as a premium mixed-use development that seamlessly combines luxury residences, Grade-A office spaces, and an IT park within one master-planned community. Around 115 acres are reserved for Grade A commercial development.

K-RERA registration is in process for Embassy Knowledge Park integrated township and the number will be published on K-RERA webpage on issuance. Possession is targeted for 2030 onwards with phased handovers.
