Embassy REIT's Board approved the conveyance of a 24-gunta land parcel at Thanisandra Village, Bengaluru, to Manyata Promoters Private Limited, with a total consideration of ₹1,08,99,365. The transaction, approved on 31 July 2026, extends the contiguous land holdings adjoining Embassy Manyata Business Park, one of the largest business parks in the country located in North Bengaluru.
Valuation and Regulatory Compliance
The 0.6-acre KIADB-allotted land parcel at Thanisandra is contiguous to Embassy Manyata Business Park. Two independent valuation reports valued the property—one at ₹117 million using the Market Approach Method as of June 30, 2026, and a second at ₹109.77 million using the Direct Comparison Approach as of July 24, 2026. The filings comply with SEBI (REIT) Regulations, 2014.

Embassy Manyata Business Park is located in Nagawara, off the Outer Ring Road (ORR) in North Bangalore, with its full address at Hebbal Outer Ring Road, Nagavara, Bengaluru, Karnataka, 560045. The park is spread over 300 acres, functioning as a software technology park with a building area of 9.8 million square feet, housing over 150,000 employees.
The upcoming Namma Metro Phase 2B (Airport Line) will have a station near Manyata, greatly improving metro access to the park and Kempegowda Airport.
