Embassy REIT Completes Strategic Acquisition of Pinehurst Office Building

Embassy Office Parks REIT informed the National Stock Exchange of India and BSE on March 3, 2026 that it had completed the acquisition of Eleanor Realty Holdings India Private Limited, a special purpose entity owning the commercial office building "Pinehurst" within the Embassy GolfLinks Business Park in Bengaluru. The transaction carries an enterprise value of ₹8,520 million and involves a 0.3 million square feet (msf) Grade-A office property situated inside one of Bengaluru's most established commercial clusters.

Transaction Terms and Structure

The purchase was executed at a discount to the average of two independent valuations, according to the transaction announcement released alongside the regulatory filing. The acquisition structure involved the purchase of the holding company that owns the asset rather than a direct real-estate transfer. Such structures are commonly used in Indian commercial real estate transactions to streamline title transfer and reduce stamp-duty friction.

Asset Characteristics and Tenant Profile

The building is fully leased to a global investment firm, providing long-term tenancy visibility and contracted rental cash flows. Amit Shetty, Chief Executive Officer of Embassy REIT, said the transaction reinforces the trust's capital allocation discipline while deepening its presence in the Embassy GolfLinks office ecosystem, one of Bengaluru's best-performing office micro-markets.

Strategic Significance

The acquisition is Distribution per Unit (DPU) and Net Operating Income (NOI) accretive, indicating that the incremental rental income will contribute to returns for unitholders. The transaction reflects Embassy REIT's continued focus on premium office assets in high-performing Bengaluru submarkets, where it has held an established presence for over two decades.

Embassy GolfLinks Business Park Context

Located along the Intermediate Ring Road, a mere 7 km from the heart of Bengaluru, the park comprises about 65 acres, with about 4 million square feet of office space in 21 buildings. Embassy GolfLinks is one of India's most recognised and awarded business parks, strategically located in the heart of Bengaluru, adjoining the picturesque KGA Golf Course offering panoramic views of the greens. The facility includes two large food courts, a 500-seat amphitheater, and is near the Hilton Bangalore Embassy GolfLinks hotel.
