Embassy REIT Becomes Constituent of Two Key Indian Benchmarks

Embassy REIT is now a constituent of the Nifty REITs & Realty Index and the BSE REITs and Commercial Real Estate Index. The inclusion marks a milestone in India's evolving real estate investment trust market, with both indices designed to provide standardized benchmarks for institutional and retail investors tracking the commercial real estate sector.

Index Launches Reflect Growing REIT Maturity

The Nifty REITs & Realty Index aims to track the performance of 15 securities comprising of publicly listed REITs and stocks belonging to the 'Realty' sector. BSE Index Services, a wholly owned subsidiary of BSE, announced the launch of a new index called the BSE REITs and Commercial Real Estate Index on July 2. The two indices signal growing institutional recognition of India's REIT market, which has expanded significantly over the past seven years.

Embassy REIT's Position in the Market

Embassy REIT has been leading this journey since 2019 as India's first listed REIT. Embassy REIT is India's first publicly listed Real Estate Investment Trust. It owns and operates a 52.5 million square feet portfolio of ten infrastructure-like office parks and four city-centre office buildings in India's best-performing office markets of Bengaluru, Mumbai, Pune, and the National Capital Region (NCR) and Chennai.

The largest constituents include Embassy Office Parks REIT (29.11%), Brookfield India Real Estate Trust (17.73%), Nexus Select Trust (15.38%), Knowledge Realty Trust (14.41%), and Mindspace Business Parks REIT (13.46%). as published on the NSE indices tracker.

Index Design and Purpose

The index is designed to track the performance of companies belonging to the Real Estate Investment Trusts (REITs) category, as well as companies classified under the category of Residential and Commercial Projects, which have exposure to the commercial real estate sector. Nifty REITs & Realty Index can be used for a variety of purposes such as benchmarking fund portfolios, launching of index funds, ETFs and structured products.

Implications for Investor Access

The index launches align with recent regulatory decisions that expand investment pathways for domestic investors. The change, effective as of July 2026, follows a decision by the Securities and Exchange Board of India (SEBI) to classify REITs as equity instruments. Edelweiss Mutual Fund is expected to be the first to introduce a passive index fund tracking the Nifty REITs & Realty Index, providing a new way for investors to access the commercial real estate sector. Index-based funds provide a tax-efficient alternative to direct REIT investments while enabling broader participation in India's commercial real estate growth.
