Embassy Developments Commits ₹7,000 Crore to Mumbai Metropolitan Region Expansion

Bengaluru-based realty firm Embassy Developments Ltd announced plans to invest more than ₹4,500 crores in three prime residential projects in Worli, Juhu, and Alibaug in the Mumbai Metropolitan Region, as announced on January 20, 2026. An additional ₹2,500 crores will be infused for completion of existing projects, bringing the total investment to ₹7,000 crore.

Three-Project Strategy Across Prime Mumbai Locations

The three new launches will span 1.58 million sq ft with a combined GDV exceeding ₹12,000 crore, targeting HNW and ultra-HNW buyers from Q4 FY26 onwards. Each location addresses a distinct segment within the luxury residential market.

Embassy Citadel: Flagship Worli Development

The Embassy Citadel, Worli, is an ultra-luxury project with a GDV of ₹8,800+ crore, featuring large-format residences, triplex mansions, and expansive amenities. Spread over 1 million sq ft of RERA carpet area, this development will come up with one tower offering three-, four-, and five-bedroom units and two triplex mansion homes. Located in the heart of Worli, near the Four Seasons hotel, the single-tower development comprises 3-, 4- and 5-bedroom homes, along with two exclusive triplex mansion residences.

A defining feature of Embassy Citadel is its seven-level, cross-generational amenity and lifestyle space, with nearly 100,000 sq. ft. – over 10% of the total development area – dedicated to amenities, including a five-level clubhouse that features a professional-grade padel court, a bowling alley, a spa, seven guest suites, and much more.

Juhu: Multi-Generational Urban Luxury

The Juhu project features 0.33 million sq ft of RERA carpet area with an estimated gross developable value of ₹3,000 crores, including approximately 50 units of dwelling units catering to multi-generational family units. This project is yet to receive government approvals.

Alibaug: Coastal Lifestyle Development

The Alibaug development consists of a lifestyle development and a second home project for people who would like to have resort living closer to Mumbai. This low-rise project has 0.2 million sq ft of RERA carpet area and a GDV of approximately ₹400 crores, pending approvals.

Completion of Legacy Portfolio

EDL is planning to invest in completion of three old projects in MMR, totaling about 5,000 homes. This comes after they completed and delivered six very delayed projects in the residential segment, including three in Mumbai, namely Worli, Lower Parel, and Thane, impacting more than 3,300 families.
