Embassy Origins records over ₹1,800 crore in pre-sales in its first week
Embassy Origins reports first-week pre-sales of over ₹1,800 crore
Embassy Developments Limited (EDL) reported pre-sales of over ₹1,800 crore at Embassy Origins, its residential development in North Bengaluru. The announcement, made on October 5, 2026, followed the project’s launch on September 16.
Within a week of launch, bookings covered 477 homes and more than 10 lakh sq. ft. of saleable area. EDL said this represented 62% absorption of the units launched in the first phase. The project is located north of Yelahanka and is being developed across approximately 85 acres.
The details
EDL disclosed the sales figures in a stock-exchange filing under Regulation 30 of the SEBI Listing Obligations and Disclosure Requirements Regulations, 2015. The filing was made to BSE and NSE. The first phase comprises two RERA-registered projects, Embassy Riverine and Embassy South Reserve; the company said all Phase 1 RERA approvals were in place before launch.
The two projects together offer approximately 2.6 million sq. ft. of saleable residential space. The phase has a combined gross development value of approximately ₹4,500 crore, as stated in the project announcement on September 15.
- Embassy Riverine comprises 217 villas in 4, 4.5 and 5 BHK configurations, with approximately 1.1 million sq. ft. of saleable area.
- Embassy South Reserve comprises 855 apartments, from studios to 3.5 BHK, with approximately 1.5 million sq. ft. of saleable area.
Bengaluru-based Bhumiputra Architecture designed and landscaped the development, with Principal Architect Alok Shetty leading the firm. EDL describes its planning approach as “Natural Intelligence,” drawing on the site’s water systems, contours and tree cover.
The company said the development’s approximately 41-acre riparian corridor connects five lakes. It also includes around 4,000 native trees representing more than 100 species, which were raised in an on-site nursery.
Reeza Sebastian, Chief Revenue Officer – Residential at EDL, described the launch as one of the strongest responses in the company’s history. She said the bookings reinforced its approach to design-led, nature-first development and provided visibility on FY27 pre-sales and cash flows. Vikas Khandelwal, Company Secretary, signed the stock-exchange filing enclosing the announcement.
The location
Embassy Origins is north of Yelahanka in North Bengaluru. EDL said Kempegowda International Airport is approximately 20 minutes away and described the development as connected to business and lifestyle hubs across the area. Stonehill International School and a future Embassy Innovation Park were cited by the company as part of the wider North Bengaluru ecosystem.
The developer
Embassy Developments Limited, formerly Equinox India Developments Limited, is listed on BSE and NSE under the symbol EMBDL. The company describes its strategic focus as Bengaluru, the Mumbai Metropolitan Region and the National Capital Region, with additional presence in Chennai and Indore. Its residential portfolio spans mid-income, premium and luxury segments.
EDL says its promoter, Embassy Group, has more than three decades of experience and has delivered and managed over 100 million sq. ft. across commercial, residential, hospitality, services and education sectors in India. The group’s North Bengaluru activity also includes Embassy Greenshore and Embassy Verde Phase II. EDL said the Embassy Origins launch followed sell-outs of both; separately, it announced in March 2026 that more than 500 units at Embassy Verde Phase II, within Embassy Springs, had been sold, with an approximate ₹495 crore topline.
What comes next
EDL said it plans to build on the launch response with the next phase of Embassy Origins and its wider North Bengaluru pipeline. The company also positioned Phase 1 for accelerated execution following receipt of its RERA approvals. The October 5 announcement offered FY27 sales and cash-flow visibility for the company while establishing the first phase’s reported booking performance.
