Embassy Developments Launches 85-Acre Master-Planned Township in North Bengaluru

Embassy Developments Limited announced the launch of Embassy Origins, an approximately 85-acre residential development in North Bengaluru, on September 15, 2026. The first phase comprises two RERA-approved residential projects – Embassy Riverine and Embassy South Reserve, with a combined GDV of approximately ₹4,500 crore.

Design Philosophy and Landscape Integration

Built around its unique 'Natural Intelligence' design philosophy, the development integrates approximately 4,000 trees across 100–120 species, with the existing landscape forming a continuous green spine through the masterplan. The site is designed and landscaped by Bengaluru-based Bhumiputra Architecture, led by Principal Architect Alok Shetty.

Aditya Virwani, Managing Director of Embassy Developments Ltd., stated that Embassy Origins represents a focus on 'natural kind' development, contrasting with the trend towards artificial intelligence, and highlighted the project's aim to create a community with a cooler microclimate and a sense of openness.

Project Composition: Two Distinct Residential Components

The first phase includes 217 villas and 855 apartments, with a combined saleable residential area of more than 2.6 million sq. ft.

Embassy Riverine comprises 217 villas in 4, 4.5 and 5 BHK configurations across 1.1 million sq. ft. of saleable area. Embassy South Reserve offers 855 apartments in Studio to 3.5 BHK configurations across 1.5 million sq. ft. of saleable area.

Embassy Riverine carries the Karnataka RERA registration number PRM/KA/RERA/1251/309/PR/090926/008924, issued on 9 September 2026.

Location and Connectivity

The project is located in North Yelahanka, 20 minutes from Bengaluru International Airport. The development connects to the city's business, commercial and lifestyle destinations, including Kempegowda International Airport.

The Blue Line metro extension, expected to be completed by 2026, will bring seamless connectivity to the northern corridor, with areas like Hebbal, Yelahanka, and Jakkur directly linked to KR Puram and Central Silk Board. The Bengaluru Suburban Railway Project includes corridors that will link North Bengaluru to key zones, and Namma Metro Phase III extension will reach Devanahalli via Yelahanka, Hebbal, and the airport.

In North Bengaluru, the group has delivered Embassy Springs and Embassy Boulevard and is building the Tarahunise township of which Embassy South Reserve is a part. Embassy has developed over 45 million sq ft of prime commercial, residential and retail space in India.

North Bengaluru as an Investment Corridor

North Bengaluru has positioned itself as one of the city's most dynamic growth regions, supported by sustained infrastructure investment, expanding employment clusters and strengthening social amenities, having evolved into a self-contained urban hub. Industry estimates show North Bengaluru has recorded 15 to 25 percent price appreciation over the past three to four years, driven by infrastructure upgrades and employment growth.

The continued expansion of Kempegowda International Airport has catalysed economic activity across the region, while the upcoming Blue Line of Namma Metro is expected to significantly enhance connectivity between North Bengaluru and the central business districts. Large office campuses, aerospace and technology parks, Global Capability Centres and institutional developments across Hebbal, the Aerospace Park and surrounding zones have reinforced the employment ecosystem.
